In my line of work as a Realtor®, I really believe in the idea that first impressions last. That being said, if my clients are looking to sell their property quickly and for the best price possible I always recommend them to consider home staging.
Home staging is a powerful tool and if done the right way can really make a huge difference in the home-selling process. It will result in amazing listing photos, can help establish a good impression from potential buyers, and can help to speed up the process of selling the home. And below I’m sharing some simple tips to help you with home staging.
Home staging tips to help you make your home stand out:
- Declutter and Depersonalize
One of the most important home staging tips is to declutter your home and make it look as open and inviting as possible. Remove any bulky furniture pieces, excess knickknacks, and any items that might make the room appear cluttered. Remove all personal items such as family photos, memorabilia, and personal collections. This will open up the space and make your home more appealing to buyers.
- Clean and Refresh
Give your home a makeover by cleaning the entire home, including carpets, floors, walls, and bathrooms. Fix any noticeable damages like broken tiles, leaking faucets, or peeling paint. Add a coat of paint to some of the key features. These will help it look more attractive and help prospective buyers picture themselves living in the home comfortably.
- Use Neutral Colors and Accents
Utilize neutral shades and accents throughout the home to create a unified and stylish look. Potential buyers will be attracted to rooms that flow together and have a stylish, modern feel.
- Lighting
Good lighting is essential when staging your home. Make sure each room is well-lit and welcoming. Open up curtains, blinds, and shades to let in natural light. Consider switching your lights out for either bright white light bulbs or the daylight lightbulbs. The soft white light bulbs give everything a yellow tinge that can be too warm for some spaces and based on experience, homes with soft white bulbs tend to sell for less, so it is important to consider the type of lightbulb you choose. If needed, add lamps and lighting fixtures to illuminate each space. These will help highlight the features of your home that you want to showcase. Good lighting can make a room look bigger, brighter, and more spacious.
- Add Greenery
Plants and flowers can add an element of life and vibrancy to a home while staging. Greenery also has the added benefit of purifying the air around your home. By strategically placing plants and greenery around a room, the eye is drawn to the room’s features and away from any flaws.
- Curb Appeal
The first thing buyers will see when checking your home is the exterior of the property. A well-maintained exterior adds value to the home. Make sure the landscaping is clean and trimmed, the walkways are swept, and the front door is in good condition.
The idea of home staging is to create an atmosphere where buyers can imagine themselves living in the space. By following a few simple home staging tips, you can make a great impression on potential buyers. Staged homes typically sell more quickly and result in higher sale prices, so it’s well worth the effort.
